Garages now tend to be too small to house the larger, modern cars, and are mostly dead space. Convert your garage into an office space/extra reception room to really increase your sale-ability. - Loft conversion – average of £15,000 to £40,000
These conversions are rarely straight forward, but when space is at a premium, you can add 5-10% onto the value of your house. - Conservatory – average of £5,000 to £15,000
A good conservatory should flow and act as an extra reception room, at the expense of your garden, and can add 5% to your total property value. - New kitchen – average of £8,000
The kitchen is one of the first things a prospective buyer will look at. Open plan houses are currently on trend, so try and make sure your new kitchen is light and airy. A new kitchen can add up to 6% onto your property. - Extra bathroom – average of £4,500
You can never have enough bathrooms. If you have the space, look at creating a new bathroom, or upgrade your current bathroom with a separate shower cubicle next to the bath. Most people would opt for to have both a shower and a bath, and will pay a slightly higher premium that. - Cellar conversion
Waterproof your cellar, add some lighting and a coat of fresh paint, to convert into a handy storage/utility area.
