Top 10 tips for selling your home

1: Declutter

As soon as you move into your home, you began to hoard. Unless you are an exceptionally organised individual, you will be surprised about how much you accumulate over the years.

When you are selling your property, people like to be able to see all four walls. It is necessary for you to start to clear all your excess stuff. Put things in storage, sell or give things away, or even take a trip to the tip.

Try not to de-personalise the property too much. People can also be put off by a lack of character.

2: Fix

We all have a few imperfections in our property that we overlook on a daily basis. Don’t let small issues put off your prospective buyers. Look at your home with fresh eyes. Try and sort any little jobs you have been putting off .

Simple things such as: holes in walls from hanging pictures; faulty taps; cracked tiles; carpets in poor condition; can all be repaired with a little bit of care, time, and at small cost.

3: Clean

When you are selling your home, you need to go way beyond your basic daily clean, as most people can’t see beyond what’s on the surface. 

Make the effort to give everything a thorough and deep clean, until your house sparkles.

Make sure you remove any limescale and evidence of condensation. These two things in particular can be very off-putting to a buyer. 

A clean and tidy home creates a much better impression when people walk through the door. This will increase the chances of you receiving an offer.

4: Decorate

Although a full re-decoration can be a costly exercise, a fresh coat of neutrally coloured paint on the walls can work wonders for the presentation of your home.

This is still and still be relatively inexpensive.

It is a brilliant trick for renewing your property, making the rooms feel more spacious and brighter.

Doing this one thing, can do more to attract potential purchasers, than anything else we recommend. Create that blank canvas, and people will see themselves moving in before you know it.

5: Garden 

The garden landscape is often overlooked when preparing to sell your home. Many see the garden maintenance as a chore, that most people overlook. Gardens are one of the most important things that people want when they are looking to buy.

Make the most of what you have. If you have a yard, put out some flowerpots to add some colour. 6: Kitchen

Prospective buyers like to barter on price if you have anything but the most up-to-date kitchen, but don’t be disheartened. You can freshen the look of your kitchen by doing a number of things to keep costs down.

You can replace worktops, or brighten dated cupboard doors by giving them a fresh coat of paint. Sometimes even replacing cupboard door handles, can have a big impact. Kitchen re-sprays are proving very popular in soft greys. New cupboard handles can also freshen up a cupboard.

7: Light 

We are big advocates of using as much light in your home as possible when taking marketing photos and when you have viewers visit.

When showing your property, make sure your property is as bright as possible. Straightforward things such as:

  • Opening the curtains/blinds
  • Cleaning your windows inside and out
  • Putting on all ceiling lights
  • Switching on all lamps
  • Putting mirrors in dark hallways

These tips will showcase your property in its best light.

8: Feed the senses

There are so many things you can do to sell your home. One of the most common, is by appealing to the senses. People do genuinely love to walk into a property with the small of freshly cooked bread, coffee and flowers.

The sound of a roaring fire can also be heartwarming and instil a sense of comfort and relaxation. 

These are all little inexpensive things that can help turn your house from a maybe to a Must-buy!

9: Viewings

It is so easy when showing a house yourself, to highlight what you feel are issues with your property.

People do not need to know that the door handle is a little bit wobbly, that the traffic isn’t as noisy at night, or that your boiler leaked in 2009, and there hasn’t been a problem since.

Yes we’ve experienced people saying all of these! If your viewer asks any questions, answer honestly, but always stay positive.

10: Home

If you follow all, or even most of the steps above, you will be showing your property at its absolute best.
