Here are the new rules.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Previously, <strong>SDLT (Stamp Duty Land Tax)<\/strong> was charged on properties from <strong>\u00a3250k upwards<\/strong>. This threshold will change to, <strong>\u00a3125k<\/strong> <strong>upwards<\/strong>. <\/li>\n\n\n\n<li>Previously, first time buyers paid stamp duty on properties over <strong>\u00a3425k and upwards<\/strong>. This threshold will change to <strong>\u00a3300k<\/strong>. Any first-time purchase above this figure, will be charged at <strong>5%<\/strong> up to <strong>\u00a3925k<\/strong>.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td><strong>Price of property<\/strong><\/td><td><strong>Stamp duty (from 1 April 2025)<\/strong><\/td><\/tr><tr><td>Up to \u00a3125,000<\/td><td>Zero<\/td><\/tr><tr><td>\u00a3125,001 to \u00a3250,000<\/td><td>2%<\/td><\/tr><tr><td>\u00a3250,001 to \u00a3925,000<\/td><td>5%<\/td><\/tr><tr><td>\u00a3925,001 to \u00a31.5 million<\/td><td>10%<\/td><\/tr><tr><td>Anything above \u00a31.5 million<\/td><td>12%<\/td><\/tr><\/tbody><\/table><figcaption class=\"wp-element-caption\"> <\/figcaption><\/figure>\n\n\n\n<div style=\"height:35px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">For Secondary Homes \/ Landlords \/ Investors<\/h3>\n\n\n\n<p>If the property is not your primary residence, it&#8217;s classed as a second home and is therefore subject to a higher rate of stamp duty. <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><mark style=\"background-color:#fcb900\" class=\"has-inline-color\">Previously stamp duty was set at <strong>3%<\/strong> of the entire property value, however this changed immediately (<strong>31.10.24<\/strong>) to <strong>5%<\/strong><\/mark>, which means some properties with agreed sales will end up accruing more in stamp duty.<\/li>\n\n\n\n<li>Non UK residents will also pay an additional <strong>2%<\/strong> on top of the <strong>5%<\/strong> <strong>(7%)<\/strong> in stamp duty.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td><strong>Price of property<\/strong><\/td><td><strong>Stamp duty (from 1 April 2025)<\/strong><\/td><\/tr><tr><td>\u00a30 to \u00a3250,000<\/td><td>5%<\/td><\/tr><tr><td>\u00a3250,001 to \u00a3925,000<\/td><td>10%<\/td><\/tr><tr><td>\u00a3925,001 to \u00a31,500,00<\/td><td>15%<\/td><\/tr><tr><td>Over \u00a31.5 million<\/td><td>17%<\/td><\/tr><\/tbody><\/table><figcaption class=\"wp-element-caption\"> <\/figcaption><\/figure>\n\n\n\n<p>If you have any questions about this, then please contact our team on: <strong>01706 489 140.<\/strong><\/p>\n\n\n\n<div style=\"height:41px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Capital Gains Tax<\/h2>\n\n\n\n<p>You pay <strong>capital gains tax<\/strong> on the profit you make, when you sell something for more than you paid for it. <\/p>\n\n\n\n<p>Most of the time, if you sell your main home, you don\u2019t need to pay capital gains tax because of private residence relief.<\/p>\n\n\n\n<p><strong><mark style=\"background-color:#fcb900\" class=\"has-inline-color has-black-color\">However, if you are selling a rental property or a second home, you usually have to pay capital gains tax.<\/mark><\/strong><\/p>\n\n\n\n<p><mark style=\"background-color:#fcb900\" class=\"has-inline-color\">Starting from <strong>October 30, 2024<\/strong>, the main capital gains tax rates will increase from <strong>10%<\/strong> to <strong>18% for basic rate taxpayers and from 20% to 24% for higher rate taxpayers<\/strong>.<\/mark><\/p>\n\n\n\n<p>These rates will now match the existing rates for residential property sales.<\/p>\n\n\n\n<p>Every taxpayer has a yearly capital gains tax (CGT) allowance, which lets you make a certain amount of profit tax-free. You only pay CGT on profits that go over this allowance.<\/p>\n\n\n\n<p><strong>For the 2024-2025 tax year<\/strong>, the allowance is <strong>\u00a33,000<\/strong>. Couples who share ownership of assets can combine their allowances, allowing up to <strong>\u00a36,000<\/strong> of tax-free gains in that tax year.<\/p>\n\n\n\n<p>You cannot carry any unused CGT allowance into the next tax year. If you don\u2019t use it, you lose it.<\/p>\n\n\n\n<p><em>* If you have any questions about Capital Gains Tax, please speak to a Financial Advisor.<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">For Businesses <\/h2>\n\n\n\n<p><mark style=\"background-color:#fcb900\" class=\"has-inline-color\">Starting in April 2025, the rate of employers&#8217; <strong>National Insurance contributions (NICs)<\/strong> will rise from <strong>13.8%<\/strong> to <strong>15%<\/strong>.<\/mark> Additionally, the threshold at which employer <strong>NICs<\/strong> become payable will be reduced from <strong>\u00a39,100<\/strong> to <strong>\u00a35,000. <\/strong><\/p>\n\n\n\n<p>To help offset these higher costs for smaller employers, the employment allowance\u2014available to businesses with annual NICs bills under <strong>\u00a3100,000<\/strong> will increase from <strong>\u00a35,000<\/strong> to <strong>\u00a310,500<\/strong> per year.
