What is the New Service?<\/strong><\/h2>\n\n\n\n

Under Phase 2 of the Renters\u2019 Rights Act<\/strong>, the UK Government is creating a centralised digital database where all landlords and their let properties in England must be registered.<\/p>\n\n\n\n

Previously referred to as the Private Rented Sector (PRS) Database<\/em>, the official portal is named the “Register Your Rental Property”<\/strong> service.<\/p>\n\n\n\n

The goal of this database is to give local councils a straightforward way to verify property safety, track compliance certificates, and maintain property management standards across the private rented sector.<\/p>\n\n\n\n

When Do You Need to Register?<\/strong><\/h2>\n\n\n\n

To ensure the system runs smoothly without technical overloads, the government is introducing the mandatory registration on a staggered, regional basis starting 15 December 2026<\/strong>.<\/p>\n\n\n\n

Landlords in each region will have a 3-month window<\/strong> from their local start date to complete registration:<\/p>\n\n\n\n

Note:<\/strong> All let properties across England must be fully registered by 14 November 2027<\/strong>. Landlords with portfolios across multiple regions also have the option to register properties early starting from 15 December 2026.<\/em><\/p>\n\n\n\n

Key Requirements & Fees<\/h2>\n\n\n\n

Annual Fee:<\/strong> There is a \u00a365 registration fee per property<\/strong>, which must be renewed every year.<\/p>\n\n\n\n

Who Needs to Register Initially?<\/strong> During this initial rollout, you are only required to register properties that are currently let or become let<\/strong> during the rollout period. Unoccupied properties do not need to be registered until they are let (though future phases will require registration prior to marketing)<\/p>\n\n\n\n

Penalties for Non-Compliance:<\/strong> Failure to register, or failing to maintain up-to-date property records, can result in civil financial penalties from local councils, restrictions on repossessing properties, or potential Rent Repayment Orders (RROs).<\/p>\n\n\n\n

What Information Will You Need to Provide?<\/strong><\/h2>\n\n\n\n

When registering a property, you will need to submit key details, including:<\/p>\n\n\n\n

  1. Property & Tenancy Details:<\/strong> Address, dwelling type, number of bedrooms, number of occupants, rent amount, and tenancy start dates.<\/li>\n\n\n\n
  2. Safety & Health Certificates:<\/strong> Up-to-date Gas Safety Records, Electrical Installation Condition Reports (EICR), and Energy Performance Certificates (EPC).<\/li>\n\n\n\n
  3. Licensing Info:<\/strong> HMO, Selective, or Additional Licensing details (where applicable).<\/li>\n<\/ol>\n\n\n\n
