{"id":706,"date":"2018-07-27T21:45:45","date_gmt":"2018-07-27T21:45:45","guid":{"rendered":"https:\/\/coppenwall.com\/estate-agents-blog\/?p=706"},"modified":"2020-07-09T14:22:49","modified_gmt":"2020-07-09T14:22:49","slug":"down-valuation-affect-my-house-purchase","status":"publish","type":"post","link":"https:\/\/coppenwall.com\/hub\/2018\/07\/27\/down-valuation-affect-my-house-purchase\/","title":{"rendered":"How Does a Down-Valuation Affect my House Purchase?"},"content":{"rendered":"<div style=\"margin-top: 0px; margin-bottom: 20px;\" class=\"sharethis-inline-share-buttons\" ><\/div><h3>What is a mortgage down-valuation?<\/h3>\n<p>Once an offer has been accepted, a chartered surveyor is instructed by the mortgage lender to find out if the purchase price you have agreed is reasonable.<\/p>\n\n\n<!--more-->\n\n\n\n<p>A surveyor will take into account the following when valuing a property:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>look at evidence of the sale price of similar properties locally<\/li><li>check the demand and supply in the area, and the current market conditions<\/li><li>check the condition of the property<\/li><\/ul>\n\n\n\n<p>When a surveyor feels that the property is not worth the money you have offered, this is called a &#8220;down-valuation&#8221;.<\/p>\n\n\n\n<p>For example, if you offer <strong>\u00a3100,000<\/strong> for a property, but the surveyor thinks it is worth <strong>\u00a390,000<\/strong>, the property has bee down-valued by <strong>\u00a310,000<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What can you do about a down-valuation?<\/h3>\n\n\n\n<p>If your offer is dependant on a mortgage valuation, your finance can be affected if the property is down-valued. You have 3 options when in this position.<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><strong>Negotiate<\/strong><br>You can ask the seller to lower their price, meaning you will get a better deal on the property, although the seller is not obliged to accept this lower offer.<\/li><li><strong>Appeal<br><\/strong>You can try and appeal the down-valuation, although not all lenders will agree to this. You will need to send them evidence of local market comparables, selling within a set time-frame, to prove your case. If the survey was not very comprehensive, you can request a home-buyers report and get a second opinion. There is some risk and cost associated with doing this as you may not get a different result, but if your valuation is amended, the effort put in has been worth it.<\/li><li><strong>Re-apply<br><\/strong>You can apply for a mortgage with another lender. Different lenders use different criteria, so you may be able to get another survey, which may value-up (ie. be worth the money you have offered). Bear in mind though, you will need to pay for another mortgage valuation, and not everyone is happy to take that risk.<\/li><\/ol>\n\n\n\n<p>If you are taking out a mortgage, then the lender&#8217;s valuation will nearly always have the final say.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The debate around down-valuation<\/h3>\n\n\n\n<p>There is always a fierce debate running between UK estate agents and the mortgage lenders about down-valuation. <\/p>\n\n\n\n<p>The debate has recently&nbsp;flared again with one leading agent claiming that surveyors are just \u201c<strong>covering their backs<\/strong>.\u201d<\/p>\n\n\n\n<p>Emoov\u2019s ex-chief executive, Russell Quirk, has previously said: &#8220;Surveyors are prophesying a [financial] crash.
