  • I declare that the information supplied is to the best of my knowledge. I understand that if I give false or misleading information then my application for the tenancy may fail or subsequently the landlord may take steps to re-possess the property.
  • Details of how I conduct myself in relation to the terms and conditions of the tenancy may be disclosed and used by others in assessing applications from me and other members of my household and for debt tracing.
  • I understand that if I default on my tenancy obligations, this information may be released to debt recovery agencies and could affect any future applications I make for tenancies, credit and insurance.
  • If the landlord accepts your application, it will be subject to the results of a credit reference. A holding deposit of up to one week’s rent may be taken to reserve the property. This will be refunded or applied to the first month’s rent when the tenancy is completed, unless one of the statutory reasons for retaining it applies (e.g. if you withdraw, fail Right to Rent checks, provide false/misleading information, or fail to take reasonable steps to enter into the tenancy). Before moving in, you will be required to pay a tenancy security deposit (usually up to five weeks’ rent). This will be protected in a government-approved tenancy deposit scheme (we use the Tenancy Deposit Scheme – TDS) and returned at the end of the tenancy, subject to the terms of your tenancy agreement.
  • You will be required to provide original documents to prove your right to rent in the UK, in line with Home Office guidance.
  • I consent to Coppenwall carrying out credit checks, referencing, and contacting my employer/landlord for verification.
  • I consent to my data being processed in line with the Privacy Notice and GDPR.

You'll need to be able to provide on request, the following:

  • Photographic ID (Passport / Driving Licence)
  • Proof of income (last 3 payslips, copies of accounts)
  • 2 most recent monthly bank statements (if needed)
  • Proof of benefits (if applicable)

Please state any verbal agreements made between you and the agent while at the property.
