The certificate allows you to see information on the energy efficiency and carbon emissions from your building so they can consider energy efficiency and fuel costs as part of their investment.
An EPC is always accompanied by a recommendation report that lists cost effective and other measures to improve the energy rating. A rating is also given showing what could be achieved if all the recommendations were implemented.
What's in the report?
The certificate provides a rating for the building, showing its energy efficiency. The ratings are standard so the energy efficiency of one building can easily be compared with another building of a similar type.
For homes, two ratings are shown. The energy-efficiency rating is a measure of a home's overall efficiency.The environmental impact rating is a measure of a home's impact on the environment.
Each rating is based on the performance of the building itself and its services (such as heating and lighting).
The report consists of:
- Suggested Improvements
- Possible cost savings per year, if the improvements are made
- How the recommendations would change the energy and carbon emission rating of the property
You do not have to act on the recommendations in the EPC report. However, if you decide to do so, it could make your property more attractive for sale or rent by making it more energy efficient.
