There is still plenty happening in the property market, and Rossendale continues to perform well compared with many other parts of the country.
Homes are still selling, buyers are active and local house prices remain higher than they were a year ago. The market is certainly more price-sensitive than it has been in previous years, but well-presented homes that are launched at the right level are still attracting good interest.
What Are House Prices Doing in Rossendale?
The latest figures from the Office for National Statistics show that the average house price in Rossendale was around £200,000 in July 2026, which is approximately 3.1% higher than July 2025.

Average prices by property type were approximately:
- Detached: £359,000
- Semi-detached: £215,000
- Terraced: £164,000
- Flats and maisonettes: £124,000
The wider North West is also performing strongly, with annual house-price growth of around 4.4%, compared with 1.1% across England.
This is a positive sign for the local market, particularly when affordability continues to be one of the main factors influencing buyers.
Are Buyers Still Looking?
Yes, buyers are still very much active across Rossendale, although with more properties available than a year or two ago, they have more choice and can afford to compare their options carefully. This means well-presented homes that are sensibly priced and marketed properly tend to stand out and attract the strongest interest.
Getting the asking price right from the outset is therefore more important than ever. Properties usually receive their highest level of attention when they first come to market, so launching at a realistic price can make a real difference. That does not mean undervaluing your home; it means looking carefully at recent comparable sales, current competition and buyer demand to position the property correctly from day one.
What About Mortgage Rates?
Mortgage affordability is still influencing the market, but buyers are continuing to move where the numbers work for them.

The Bank of England base rate is currently 3.75%, while average fixed mortgage rates are sitting at around 6%.
There are cheaper deals available depending on deposit size, loan-to-value and individual circumstances, so buyers should always speak with a mortgage adviser before beginning their search.
For many buyers, having a clear understanding of their monthly payments and overall affordability is helping them move forward with much more confidence.

Is Now a Good Time to Sell?
For many homeowners, it can still be a very good time to sell.
Rossendale house prices remain higher than they were a year ago, buyers are still active and good properties are continuing to achieve strong interest when they are marketed correctly.
The biggest difference in the current market is that buyers are doing more research and taking greater care over what they are prepared to pay, so realistic pricing and strong presentation have become even more important.
If you are also buying another property, it is worth remembering that you are generally selling and buying within the same market, so any adjustment in values can work both ways.

What About Rents?
The rental market also remains incredibly strong across Rossendale.
The average private rent locally was around £811 per month in August 2026, which is approximately 4.3% higher than a year earlier.

For some homeowners, particularly those who are not ready to sell straight away, this may mean that letting a property is worth considering as an alternative.
