The owner of this lovely, fully renovated home in Bacup, came to us asking for some help and advice around renting out their property. The lettings team went out to give the property a check over and provide a rental valuation.

Marketing Photos & Listing

We then swiftly got the property listed on all the best rental market platforms & social media channels.

Accommodated Property Viewings

The lettings team booked in and facilitated around 12 viewings on the property within the first week of marketing.

Credit Checks and Referencing

Once a suitable candidate was found, the team then carried out vigorous ID and credit checks.

Inventory And Property Check

We carry out an official inventory report and inspection of the property prior to a tenant moving in. This way we can spot any irregularities upon inspections and tenant move out.

Tenancy Agreements

We have a fully up-to-date tenancy agreement, which requires signing before a tenant moves in.

Deposit Lodged with Tenancy Deposit Scheme

Prior to moving in, Coppenwall take a month’s rent and the security deposit. This deposit gets lodged with The Tenancy Deposit Scheme and covers any incidents that occur on tenant move out.

Rent Protection Service

This particular landlord opted to take advantage of our rent protection service. This means, if for whatever reason the rent isn’t paid or there are legal troubles, you’ll be covered. Rent protection works out at £1.05 +VAT (£1.31) per day. More information on rent protection here.

Tenant Move In

On move in day, Coppenwall handed over the keys to a very happy tenant, and made sure the landlord was updated with all aspects of the tenancy agreement.
