Ready to rent evaluation
We will inspect the property to make sure it fully complies with rental regulations. This includes checking smoke alarms, carbon monoxide alarms, the energy performance certificate, and the necessary gas and electrical safety certifications. If the property doesn’t comply, we can arrange to get the property rental ready for you.
Professional property marketing
Coppenwall will visit the property to take professional marketing photos, and make sure the property is listed on all the right marketing channels. We also have waiting lists of ready to rent applicants, just waiting for properties to come available.
Tenant find and vetting service
Once we’ve carried out viewings at the property, we will put applicants through a rigorous vetting service to make sure everything checks out. We also carry out the necessary credit checks.
Tenancy agreement
Coppenwall will draft up a suitable tenancy agreement. Whilst we have standard agreements, we understand that on some occasions a landlord may want to amend the agreement to suit their needs.
Detailed inventory report
Before a tenant moves into the property, we will compile an inventory report, detailing the condition of the property and what’s inside. This enables us to keep track of the property condition and items within the property.
Property Inspections
We carry out inspections every 6 months and report back to let you know the condition inside your property.
Monthly rent collection
We will collect rent each month and transfer monies into your account. If there are any issues with rent collection, we will let you know straight away and effectively work out a solution.
Repairs and maintenance
We are the first response for your tenant and will let you know about issues that have cropped up on your property, we have a trusted tradespersons portal and have excellent, well reviewed trades that can attend, quote and repair all aspects of property problems in good time.
Pro package fees
We charge just first months rent plus VAT for our marketing and tenant find service. If you choose our Pro Rental managed package, we will charge an ongoing 8 – 10% of the monthly rent +VAT, dependent on property type. Our fully trained, Rawtenstall based team will take care of everything for you.
